PropTech & Urban Development
The kumbez.com platform: transparency, safety and growing capitalisation for your property
KUMBEZ is a Kazakhstani PropTech platform and a full-cycle architecture and urban planning company. Our mission is to transform the property market by removing legal and urban planning risk entirely. We give developers 100% data transparency and guarantee landowners faster deals and higher asset values.
Lawful data collection and the limits of our responsibility
We combine modern survey technology, geographic information systems (GIS) and experience in volumetric design. So that an investor or an architect can work with a property safely, we assemble a complete pre-design survey package:
Property identification
We establish the plot's exact physical and cadastral boundaries, detect overlaps with neighbouring plots, check the state cadastre coordinates and confirm the area.
Aerial survey by UAV (drones)
We fly a high-detail aerial photo survey of the site and produce up-to-date high-resolution orthophoto maps and digital 3D terrain models for accurate siting analysis.
Engineering topographic survey
We produce topographic plans at scales of 1:500 – 1:2000, mapping every above-ground and underground utility line, and agree the result with the utilities that operate them.
Detailed planning project extract
We obtain and interpret extracts from the General Plan and the Detailed Planning Project (DPP) to analyse designated use, permitted density and number of storeys.
Building on this primary data, the kumbez.com architecture bureau also develops concepts — from an urban master plan to the volumetric design of residential complexes, business centres and industrial facilities.
Why does this data matter? (Comprehensive urban planning audit)
Given the region's difficult terrain and tectonic setting (Almaty and the Almaty region in particular), the core value of our platform is a thorough check of engineering-geological and legal constraints before a deal is signed. We collect and analyse the data to protect a project from fatal mistakes:
- Seismic and fault-line analysis: Identifying the zones affected by active seismic faults, and calculating the required setbacks and permissible structural strength parameters.
- Water protection zones and strips: Establishing the exact boundaries of the water protection strips along rivers and reservoirs, which rules out the risk of a strict ban on building inside a protection strip.
- Utility protection zones and servitudes: Checking power lines, trunk gas pipelines and water mains, and calculating the actual constraints on the building footprint.
- Sanitary and red line control: Accounting for sanitary protection zones around industrial facilities and for the building lines set by urban planning regulations.
This audit lets us find the “green zone” — a validated area (a clean building footprint) that is entirely free of urban planning risk and ideal for design and investment.
Why will your property gain value and sell faster?
Listing a property on kumbez.com fundamentally changes its standing in the market. Our approach raises the capitalisation of land plots by 20-30% and makes investment deals 3 times faster. A side-by-side comparison shows the difference:
Level of trust
An ordinary listing costs an investor 2-3 months of independent checks, whereas a KUMBEZ-verified property earns maximum trust because all of its data is already digitised and validated.
Deal safety
Buying a “raw” plot carries a high risk of the project being cancelled at the APZ stage (because of seismic or water protection constraints). A check on the KUMBEZ platform gives 100% transparency on the building footprint boundaries.
Ready to work
An unverified plot means ordering the topographic survey and the DPP extract yourself. A property on our platform comes with a ready source package (Drone + Topographic plan + DPP) for the project's Chief Architect.
Capitalisation
Ordinary plots sell at the base market price minus a risk discount. Properties on kumbez.com earn a premium valuation (+20-30%) purely through documentary transparency.
